Anna Maria Island

Old Florida beach charm on a seven-mile island.

Luxury homes from $2M+

Living in Anna Maria Island

Anna Maria Island is a seven-mile barrier island on the Gulf with three small cities: Anna Maria at the north end, Holmes Beach in the middle and Bradenton Beach to the south. Height limits keep it low-rise, and most of the island still feels like the Florida of fifty years ago.

Luxury here means a newer elevated beach home a short walk to the sand, a canal-front home with a dock and boat lift, or a rare Gulf-front lot. Pine Avenue and Bridge Street give the island its walkable village centers, and the free island trolley runs end to end.

What people love

  • Bean Point at the north tip, where the Gulf meets Tampa Bay
  • Pine Avenue shops and dining, the City Pier and Bridge Street
  • Canal homes with boat access to Tampa Bay and the Gulf
  • Free island trolley, bikes and golf carts instead of traffic
  • About 30 minutes to Sarasota Bradenton International Airport

Before you buy in Anna Maria Island

I’m a licensed Florida broker, a licensed builder and a licensed insurance agent, so I look at every home the way a builder and an underwriter would before you write an offer. In Anna Maria Island, these are the things I check first.

My checklist here

  • Elevation and flood zone. Newer homes are built up on pilings; older ground-level homes can cost far more to insure.
  • Short-term rental rules differ between the three cities. Check them before you count on rental income.
  • Seawall and dock condition on canal lots.
  • Wind mitigation features (roof straps, impact windows) that lower insurance premiums.
